Meeting your objectives usually involves a substantial team of professionals including an architect, landscape architect, interior designer, structural engineer, civil engineer, mechanical, electrical, plumbing engineers, and other specialists.
Tangible Properties will guide and coordinate the preconstruction team through design decisions, evaluations, studies, value engineering, value analysis, scheduling, constructability reviews, and more. We will also steward the process of approvals such as planning and zoning, and building permits.
We will assist in the formation of written agreements with all professionals and consultants. It is of primary importance to establish scopes of services, compensation, schedule, and a dispute resolution mechanism for all of these relationships. Written agreements should identify and allocate the project’s risks.
And the last steps before construction are the procurement of labor and materials. We will manage and administer the bidding and negotiations process of all trades via bids and/or negotiated contracts in concert with the chosen delivery method(s).
